我国房价波动性与市场集中度关系的研究

【摘要】 市场集中度是决定市场结构最基本、最重要的因素。市场集中度过高或过低的市场结构都需要调整和优化。我国房地产业在10多年的市场化发展中,市场结构随着市场集中度不断提高而优化。近年来,我国房价一直居高不下,且波动性较大,这会引发一系列问题。房价问题已成为重要经济问题和社会问题。我国政府采取严格的宏观调控政策抑制房价过快上涨,可以考虑发挥房地产市场自身的调节机制,借助市场集中度与房价之间的关系来稳定房价。

【Abstract】 Market concentration rate is the most fundamental and important factor for determining market structure.It is necessary to modulate the market structure when the market concentration rate is too low or too high.Real estate market in China has developed for more than ten years.Market structure in China has gradually optimized as raising market concentration rate.House price in China is always high and house price volatility is high in recent years which may give rise to a host of problems.House price is an important economic and society question.Our govenment has adopted strict macroeconomic measures to stabilize house price.At the same time we can take into account real estate market regulation mechanism to stabilize house price with the help of the negative relations between house price volatility and market structure.
