【摘要】 伴随着中国大都市规模的快速扩张和居民收入的持续增长,城市居住功能与空间结构正在发生剧烈变化,由此产生了空间资源优化的新课题。从广义需求的视角,考察如何满足城市居民日益多元化、高级化的居住需求,建立细分人群与居住效用要素的匹配性评价模型。基于在上海市问卷调查获取的数据,采用Friedman检验、Kendall’s W检验、偏相关分析等方法,从质量优先度与空间优先度两个方面,进行匹配性研究。所获结论可为政府规划部门、营建企业提供建议,具体可运用于居住功能要素的规划建设数量、空间分布、品质标准的提供和指导,提高已建社区内居民的居住效用,并更准确地定位新建社区消费群体的居住需求。更多还原

【Abstract】 The size of metropolitan cities is rapidly expanding in China,and its internal living function and spatial structure are undergoing dramatic changes.Thus a series of new propositions need to be resolved and answered.This essay proposes the concept of generalized demand from the phenomena of diversification and high-level of living needs,then establishes the matching evaluation model of subdivided populations and residential function element around two aspects of the development of subdivided populations and the methodization of element level.Based on the data collected from the survey held in Shanghai,Friedman test,Kendall’s W test,partial correlation analysis and other methods are used in analysis.Then the essay makes the matching evaluation from two aspects of quality priority and spatial priority.Finally,the conclusion can be used for the policy reference for the government planning departments and construction companies and as the guidance for the planning and construction quantity,spatial distribution and quality standards of the functional elements,so as to improve the consumer groups’ critical housing needs of the new community and accurately position the residents’ consumption needs.更多还原
