【摘要】 对我国2010年出台的主要房地产市场宏观调控政策进行了梳理和总结,并结合2010年全国房地产市场的行情走势,对调控政策的影响进行了简要分析。在此背景下,着重以西安市房地产市场为例,基于行业统计数据,针对西安市房地产市场在高强度调控力度下稳中有升的原因进行了深入的探讨,认为刚性需求,特别是准刚性需求的提前释放是支撑西安市商品房销量持续增长的重要因素。从而为制定新一轮针对二线城市的房地产宏观调控政策提供参考。更多还原

【Abstract】 The important regulation and control policies of real estate market issued by government in 2010 in China are summarized here,and combined with China’s real estate market situation in 2010,the influence of the regulation and control policies is analyzed.In this context,taking the real estate market in Xi’an as an example,and based on the professional statistic data,the reason why the real estate market is still rising steadily under high regulation and control strength is discussed thoroughly,and then the conclusion is drawn that it is rigid demand,especially the advanced release of quasi-rigid demand to support the sustainable growth of commercial house sales in Xi’an.Thereby the study results could provide references for making the new regulation and control policies issued by government for the second tier cities.更多还原
