【摘要】 对影响安徽城镇居民住房需求的因素进行了理论分析,对其影响程度作了基本判断,在此基础上进行了相关性检验。研究发现,近年来居民收入与城镇化率对住房需求的促进作用明显,对房价增长的预期也在一定程度上导致住房需求增加,而由于住房需求的刚性特点使得房价对住房需求的调节作用有限;同时,个人住房贷款利率水平的变化对住房需求的影响并未充分体现出来。在上述分析的基础上,提出了支持居民合理的住房需求的政策建议。更多还原

【Abstract】 The paper firstly makes a theoretical analysis of the primary factors influencing housing demand of urban residents in Anhui Province and the extent of their influences, and then carries through correlation test. The research discovers that the function of income and urbanization rate to promote housing demand is remarkable in recent years, and that expectant increasing housing price adds housing demand to a certain extent, but because of housing demand rigidity, the function of housing price to adjust housing demand is restricted; at the same time, the influence of the change of individual housing lending rate on housing demand has not been fully brought into play. On this basis,it puts forward some policies and suggestions to sustain rational housing demand of urban residents.更多还原
