城市化进程中的土地增值收益研究——基于制度租的视角
The Research of the Land Added-value Benefit in the Process of Urbanization——Based on the Perspective of the System Rent
【摘要】 基于制度租的视角,探讨了城市化进程中土地增值收益的来源问题。研究得出的基本结论是,城市化进程中农地转为建设用地而形成的土地价值增值,是我国城乡二元结构下所特有的经济现象和制度特征,它不仅是两个市场割裂形成的经济租金,更是城乡二元土地制度造成的制度租。
【Abstract】 Based on the system rent,the article discusses the source of land added-value on the urbanization.The basic conclusion is that the land added-value formed on the urbanization is not only the economic rent from the two fragmented market,but also the system rent from the dual urban-rural land system.
