【摘要】 为了检验非参数估计方法在地价空间分布研究中的应用,该文基于北京市1993—2004年的土地出让数据,检验非参数估计法在地价估计与预测方面的有效性;同时,从地价的空间分布中分析和描述北京市城市空间结构的特征。结果表明:研究阶段,北京市仍呈现明显的单中心城市结构;非参数估计方法是一种估计和预测地价空间分布的有效方法,可以更形象地描述城市空间结构的特征,并进行城市主次中心的准确识别;基于非参数估计方法的地价空间分布可用于城市土地资产总价值的估算。更多还原

【Abstract】 The purpose of this study is to investigate the efficiency of the nonparametric approach in the estimation and prediction of land prices based on land parcel transaction data from 1993 to 2004 in Beijing.Moreover,the characteristics of the urban spatial structure in Beijing are described and the total land asset value is evaluated according to the spatial distribution of the land prices.The findings show the efficiency of the nonparametric approach for land price estimation and urban spatial structure description,and also show that the method can be applied to the evaluation of land asset value.更多还原
