【摘要】 协调好经济发展和农地保护的矛盾是实现我国社会经济可持续发展战略的重要基础,农地城市流转是这一矛盾的焦点。土地的空间异质性决定了地块尺度农地城市流转驱动机制研究的必要性。通过调查数据,分析了土地异质性对农地城市流转的影响。研究表明:(1)家庭土地资源禀赋的大小是影响农地城市流转最主要的因素;(2)面积较大的地块是农地城市流转的首先对象;(3)质量较好的菜地较易流转为城市用地;(4)处于城市规划区内、到市中心的时间成本较低且交通较发达的农地相对容易流转为城市用地;(5)平原地区的地块比丘陵地区和山地地区的地块更容易流转;(6)农地城市流转具有交通指向性,随着城市的不断扩展和城市基础设施建设的完善,距离城市主干道较远的农地也逐渐会成为流转的对象。更多还原

【Abstract】 Harmonizing the contradiction between economic growth and cultivated land conservation has important impact on the realization of sustainable development in China,and rural-urban land conversion is the focus of that contradiction.Spatial heterogeneity of land decides the mandatory for the driving mechanism of Rural-urban Land in Land Patch Scale.Through surveying the relative data,this paper analyzes the phenomenon that heterogeneity of land effects on rural-urban land conversion.The analysis shows that:(1) the size of family land resource endowment has the most important effect on rural-urban land conversion;(2) the integrated bigger size land is the first priority to rural-urban land conversion;(3) the better quality vegetable land is much easier to be converted into urban land;(4) the rural land lies in urban planning area and reaches city centre with less time and money by convenient traffic is comparatively easier to be converted into urban land;(5) the land of plain region is much easier to be converted than that of hilly region and montane region;(6) one kin of character of rural-urban land conversion is traffic directivity.As long as the city continues to expand and develop and the urban infrastructure becomes better and better,even the rural land that is far away from major street will be converted gradually.更多还原
