【摘要】 作为城市规划重要内容的容积率 ,在一定程度上对地价有着决定性的影响。文章在分析容积率对城市地价影响的作用机理的基础上 ,应用有关城市土地经济学理论和模型 ,采用边际分析方法 ,对南京部分商业样点数据进行实证分析。研究结果表明 ,城市规划与城市地价的相互关系十分复杂 ,但建立两者相互作用的模型是可行的 ,城市规划按地价理论来实施并且通过城市规划的实施促进地价空间的合理分布是必要的。研究地价、城市规划的关系 ,其意义不仅仅局限于如何在城市规划中充分利用地价理论优化城市土地利用结构 ,提高土地利用效率 ,同时也是为了在城市规划工作中寻找内在规律 ,为编制出最佳的土地利用规划及在城市中形成最佳地价空间分布及地价水平奠定基础。本文主要分析地价和规划的相互作用体系 ,并着重分析容积率对地价的影响。更多还原

【Abstract】 Plot ratio, an important element in urban planning, to some extent inf luences decisively the urban land pricing. By marginal analysis, this paper appl ies theory and model of land economics in the given city, on the basis of analyz ing the mechanism of influencing urban land pricing, investigated a number of sa mples. The outcome of the analysis indicates that urban planning and land pricin g interact with each other, forming a complex system, but it is feasible to set up an interaction model. It is necessary the operation of urban planning conform s to the theory of land pricing, and facilitate optimizing the space in land pri ce. The significance of Researching land price and urban planning is not only ab out utilizing the theory of land price to optimize the structure and efficiency of using land and, and at the same time, to find out intrinsic rules in urban pl anning, and to set up optimized space distribution of land price plus price leve l.
