【摘要】 本文采用有序Probit方法,建立住宅品质总满意度和住宅品质因素之间的多元回归模型用于住宅市场宏观分析。虽然通过模型得到的回归参量排序满足数学条件,却并不说明可以必然改善住宅品质总满意度,因此回归参量次序必须通过来自直接调查的实际重要性的筛选加以调整。这种模型可用于动态跟踪居民的住宅品质需求以及改进城市规划。更多还原

【Abstract】 Adopting the ordered probit method, a multiple regression model, which explains the total housing quality satisfaction by housing quality factors, was built for the macroscopic analysis of residential markets. Though the order of regression parameters through the model satisfies the condition of mathematics, it doesn’t mean the inevitability in improving the housing quality satisfaction . Therefore the order of regression parameters must be regulated by the screening of the actual importance from immediate investigation. The model can be used to tracking household’s housing quality requirement and improving the city planning.更多还原
