【摘要】 通过对太原市晋源区姚村乡耕地进行定级估价研究,对耕地的定级估价方法进行了探讨,提出利用动态聚类分析法进行耕地级别的划分,利用动态聚类分析中求得的聚点分值.选取具有代表性的样点测得聚点纯收益,运用收益还原法求得级别地价。利用动态聚类分析法求级别和利用聚点纯收益求基准地价,使定级与估价合为一体。更多还原

【Abstract】 Grounded in the study on grade and price appraisal of the cultivated-land in Yao village, Jinyuan zone, Taiyuan, this paper made a research of the ways of grade and price appraisal, one of which is to decide the cultivated-land grade with dynamic-cluster-analysis and get the cluster branch value at the same time, select typical specimen and measure cluster point net benefits and obtain the grade and price of cultiveted-land with profit reduction law. Utlizing the dynamic cluster analysis law to request level and the use cluster point net benefits requests the criterion land price.
