【摘要】 大型商业建筑综合体是城市可持续发展产物,是城市集约化、有机化、立体化发展趋势的集中体现。改革开放以来,随着城市、社会发展沧桑巨变、经济活力释放、城市空间全面更新,可持续性城市发展理念引发对城市环境与生态问题的反思。我国大型商业建筑综合体建设发展取得飞跃性进展,但对它的可持续性状况研究刚刚起步,其可持续发展是一个值得关注和研究的迫切课题。阐述大型商业建筑综合体跌宕变化的发展历程,揭示现阶段其可持续发展态势及面临主要问题。在对可持续发展观念、思想来源和现实契机提炼基础上,以可持续发展为指导,结合国情、研究对象特质、全生命周期等三个切入点,提出设计策略四项基本原则(整体协调、灵活适应、集约适宜、开放原则)。构建起以可持续设计内涵为主线,以可持续发展目标为经络,清晰、严谨的基本理论体系,为深入研究基于可持续性的大型商业建筑综合体设计策略奠定基础。不同设计阶段所关注的核心问题不同,可持续设计策略主要分为三个层面:设计前期可持续策略、设计阶段可持续策略、可持续设计操作指引。设计前期可持续策略重点关注宏观的基于城市的总体定位、基于常态需求的规模定位、基于协同共存的功能组合等不同层面策略,为建设决策提供科学支持。设计阶段可持续策略重点关注城市互动策略、要素引导策略、空间组织策略和交通整合策略研究。四个层次环环递进,共同形成一套具体合理的可持续设计策略方法,为今后该领域的设计提供有益借鉴与引导。将策略提出的核心部分和结论转换为设计操作指引与依据。以开发建设时序为轴,通过构建各阶段影响因素矩阵和细化设计操作指引,首次建构一个科学、实用、动态的理论与指导实践的指引模式,在设计策略应用目标和实践之间建立起桥梁。研究的具体意义在于将前两个阶段的设计策略系统化、操作化的过程,得出的成果用于指导设计过程准则。探析发达国家和地区的发展趋势,为我国大型商业建筑综合体可持续发展提供更宽广的宏观视野。针对现状,综合研究大型商业建筑综合体全生命周期的可持续发展;基于研究提出设计原则,制定可持续设计策略;从实践角度,针对大型商业建筑综合体建构设计操作指引体系。建筑的生成途径是新陈代谢的动态进阶过程,与城市发展互动引导。建立可持续城市发展观,坚持渐进方式,“因项施策、施之有据、建之有理”,为大型商业建筑综合体可持续发展提供立论之本,为深入探索城市可持续发展做出积极回应。更多还原

【Abstract】 Commercial building complex is the product of the sustainable development of the city.The development of Commercial building complex is not only the concentrated,organic and stereoscopic expression of urban development trends,but also the internal needs from a series problem like country and urban economic,prosperity and vitality.Although the ones in China has made a great progress,but the research on its sustainability is just beginning.From a timeline the paper elaborates the historical background of this research and analyses the characteristics and future directions of the construction of commercial building complex.Exposit the concept of sustainable development and sustainability as the rule,from three key points of the research—concerning national condition,characteristics of commercial building complex,and starting from the prophase of design process,the paper proposes strategy targets and four basic rules—overall coordination,flexibility and adaptability,appropriateness and intensive,principle of openness for architect based on sustainability.The sustainability of architecture reflects different emphases.The sustainable design strategy includes three aspects: early stage,progressing stage and operational guidelines.On the early stage,the strategies relative to construction decision making basing on sustainability,focusing on scientific decision making in the prophase of design process,and focus deeply on position determination,construction scale and function.On the progressing stage.By the systematic study of application,evaluation and feedback.The phase examining the problems of the building complex,and focus the design strategy of interaction with the city,element guide spatial organization and traffic integration.Provide scientific support for decision making.With the operational guidelines,the research could be evaluated in order to play a guidance role in design this type architect in China.Previous research into design theory is refined and summarized for the purpose of application,provides an important complement to the theory with it could guide the design of contemporary Commercial building complex.Establish the matrix for all the factors which impact the sustainable development.The comprehensive study on the sustainable development of the whole life cycle of large scale commercial building complex;Adhere to the principle,put forward the sustainable strategy;combined practice to construct suthstainable guidelines.Establish sustainable urban development view.Provide the basis for the sustainable development of architecture.更多还原
