【摘要】 随着高密度背景下城镇化进程的快速发展,面对土地、交通、人口和生态的巨大压力,以机动车为中心的社会构造已经无法满足城市发展的需求,而地铁则因其快速、安全、运量大等优势成为缓解都市交通拥堵问题的首要选择,并由此确立了其在公共交通系统中的核心位置。在大城市交通和空间矛盾日益尖锐的情况下,如何将土地的高度利用与以地铁为中心的城市规划相联系,建立以地铁站点为节点的城市空间框架网络布局,是摆在我们面前重要的课题之一。地铁站域商业综合体作为将建筑空间与城市空间有机相连的要素,是在土地集约化、空间一体化以及功能复合化的要求下产生的,通过系统论的导入,将地铁站域商业综合体作为空间统一体,置入城市视角系统的整体研究中。作为功能复合和空间立体的集聚点,地铁站域商业综合体不仅因交通要素的汇聚对公共交通系统的完善有着极重要的整合意义,还因其高密度、多用途以及多流量的特殊属性,迸发出极高的经济潜力和商业价值,吸引着众多开发商和地方政府的目光。文章立足我国基本国情,试图通过对地铁站域商业综合体在宏观整体层面,中观区域层面和微观建设层面的现状研究,对未来的规划和设计提出建设性意见,使得地铁站域商业综合体发展更具理性化,充分发挥节点的触媒作用,为区域和城市的可持续发展做出一定贡献。文章的结构可分为以下三个主要部分：第一部分旨在概念的确立和明晰,包含文章的第一、二、三章。通过对商业综合体和地铁建设历史脉络的分别梳理,整理出两者的“交汇点”——地铁站域商业综合体的发展轨迹,并对相关内容进行解析,对地铁站域商业综合体的概念进行界定。同时,将复杂性科学理论引入城市建筑领域,在对城市复杂趋向的理论分析下,指出作为城市子系统之一的地铁站域商业综合体体系,也是具有一定的复杂特性,并对整体的支撑因子以及单体的发展方向做出一定的阐释。地铁站域商业综合体作为复杂体系的一种,充满了多样性和不稳定性,它的发展与当下多元化探索以及社会时代所包含的对立冲突,尤其是中国的城镇化进程是相契合的。第二部分旨在从宏观、中观、微观三个层面对地铁站域商业综合体进行整体认识研究,包含文章的第四、五、六三章。宏观方面,主要是通过目前我国地铁网线规划以及站域商业综合体建设情况的研究,探讨城市结构变化与两者之间的互动协作关系,总结发展趋势,为土地集约利用提供了新的发展思路；中观方面,对北京、上海、广州三个城市三条线路已建成的地铁站域商业综合体进行梳理,构建包含3大类、9小项的因子框架模型,利用ARCGIS平台对地块周边要素进行分析,探讨其与复杂环境之间的融合；微观方面,以多样业态、交通换乘以及空间感知三个方面为切入点,分析了地铁站域商业综合体系统内部的运作情况,在多元整合有机协作的建构理念指导下,结合各自有机关联的总体特征,针对体系内各子系统发展的主要问题做出相关对策研究；第三部分为文章的第七、八章,旨在对之前研究结果的基础上进行总结,提出围绕地铁站域商业综合体建设的相关发展策略和设计方法,同时指出论文研究上的不足和对后期未来的展望。文章立足我国现实国情,对地铁站域商业综合体相关研究理论与实践情况进行结合,不仅丰富了城市空间的开发内容,还为我国高密度的城市转型提供了一个更实际、更系统、更全面和更具操作性的视角及方法,具有重要的现实意义和理论意义。更多还原

【Abstract】 Under the high density background, with the rapid development of urbanization and face to the huge pressure about land, transportation, population, ecology, the social structure which is concentration on the motor vehicle have been unable to meet the urban development needs. However, because lots of advantages such as speediness, safety, large capacity, metro has been to the primary choice to alleviate urban traffic congestion problem and established its core position in public transport system. Considering more and more serious contradiction between urban space and transportation, the problem about how to make the efficient land use associate with the urban plan, and how to establish the urban space framework with subway station as its key nodes is the important subject before us.Under the demands of land intensive, spatial integration and multiple functions, the commercial complex at the subway station becomes to be connected element between building space and urban space, through the introduction of the system theory, it has been considered as the space continuum during the research of urban space framework. As the combination function and three-dimensional point, the commercial complex at subway station not only has the important meaning to the public transport system improving because of its many traffic elements, but also has the high economic potential and commercial value due to its high density and multi-purpose space, it has a lot of attention from local governments and developers right now. Considering about our basic national conditions, the paper tries to make some constructive suggestions for future plan and design, through the study on the macro level, the medium level and the micro level. It would make the development of commercial complex at subway station more rational, and take a certain contribution for sustainable development of region and city.The paper has three main division:the first one aims at the concept establishment and clear, it contains 1,2 and 3 chapters. Through the historical review about commercial complex and subway construction, we can get the meeting-point as the beginning of commercial complex at subway station and define its concept. It is be said that because of the land intensive exploitation, the commercial complex at subway station would be one of the urban development trends. At the same time, under the analysis of urban complex trend, the paper leads the theory of complexity science into urban building area, points out that as the city subsystem, the system of commercial complex at subway station has a certain complex features, and then makes the explanation for the development direction and support factor. As the one of complex system, the commercial complex at subway station is full of diversity and instability. Its development is corresponds to the diversified exploration and social confliction, especially the urbanization process in China. The second division aims at making the overall research of the commercial complex subway station from the macro level, the medium level and the micro level, it contains 4,5 and 6 chapters. In the macro aspect, through the study on subway planning and construction of commercial complex subway station, the paper would discuss the urban structure changes and interactive collaboration between urban and metro, summarize the development trend and provide a new idea for land intensive use. In the medium aspect, the paper makes a study on commercial complex subway station which has been built on the different three metro lines in Beijing, Shanghai and Guangzhou. In the meantime, establish a factor framework model including three kinds and nine events, and use the ARCGIS platform to analyze land surrounding elements to discuss the fusion of complex environment and commercial complex subway station. In the micro aspect, from various formats, traffic transfer and spatial perception three points, the paper analyses the operation of commercial complex subway station system. Under the guidance of integrated collaboration, the paper combines the different characteristics to make relevant countermeasures for main problem of subsystem evolution in system. The third division contains 7and 8 chapters, it makes a conclusion for the paper. Meanwhile, it also points out the development suggestion and design method for commercial complex subway station. At last, the paper put forward the shortage on the research and future outlook in this area.The paper which is based on practical circumstances combines the related theory of commercial complex subway station and construction situation. This research not only enriches the urban space development, but also provides a more practical, more systematic, more comprehensive and more operational point view and method for the transformation of the high-density cities in our country.
