房地产企业核心能力研究

【摘要】 企业核心能力是企业持续发展之本、竞争优势之源。自1990年普拉哈拉德和哈默提出核心能力概念以后,企业核心能力成为理论界和实践界炙手可热的话题,其理论观点已被普遍接受。随着我国房地产业的进一步蓬勃发展,以及其作为我国国民经济支柱产业地位的确立,我国房地产企业将大有可为。目前,面对激烈的市场竞争中,房地产企业是否拥有其核心能力以获得持续的竞争优势就显得至关重要。如何界定、评价、培育我国房地产企业的核心能力,并使其适应竞争日趋激烈的房地产市场是一个极具现实意义的研究课题。本文主要围绕核心能力这一主题,以房地产企业作为研究对象,通过理论探讨、调研、计算分析与建立模型,对房地产企业核心能力进行了系统的研究。本文在介绍国内外研究现状的基础上,结合房地产企业的特点,界定了房地产企业核心能力的概念、内涵及层次;在构建房地产企业价值链的基础上阐述了在产业动态作用下房地产企业核心能力生命周期的演化机理;通过引入核心能力优越度这一概念,以六十家房地产上市企业作为核心能力样本构建了房地产企业核心能力评价模型,实现了房地产企业核心能力的定量测度;顾客价值性是企业核心能力的本质特征,围绕顾客价值的实现制定企业的发展战略是培育企业核心能力的根本要求。价值链分析是著名的战略管理学者波特提出的企业内部分析工具。本文构建了房地产企业的价值链,据此将房地产企业核心能力结构分为外壳和内核,进而阐述了房地产企业价值链的内部和外部联系。由于许多学者都指出虽然企业核心能力理论与产业结构分析理论在解释企业竞争优势来源方面存在较大的差异,但是两个理论并不是根本对立的,而将两个理论结合起来指导企业的战略管理更有意义。因此,本文讨论了房地产企业核心能力与其产业动态之间的关系,通过企业价值链对产业动态变化的感知,阐述了房地产企业核心能力生命周期的演化机理。企业要在激烈的竞争中求得生存和发展,就需要了解企业在竞争中所处的位置,全面分析影响企业竞争力的因素及评价企业竞争的能力状况,从而不断提高企业核心能力。因此,本文对如何评价房地产企业核心能力进行了探究。作者通过对参考文献的回顾,借鉴上市公司财务评价指标构建了房地产企业核心能力评价指标体系;然后通过因子分析方法对指标体系变量进行重构,减少变量数目,简化样本数据;用基于Levenberg-Marquardt算法的BP神经网络作为房地产企业核心能力的评价模型,该网络克服了传统BP神经网络收敛速度慢等不足,实际结果证明是一种较为理想的评价工具。面对竞争激烈的房地产市场,房地产企业核心能力的核心能力不断提升是获取持续竞争优势的保证。因此,本文在总结国内外企业核心能力培育经验的基础上,从顾客价值最大化的角度,阐述了培育核心能力的战略选择和有效途径。不同层次、不同人群的顾客价值需求是不同的,而且是随着社会进步不断变化的,所以核心能力要想不断提升,房地产企业必须时刻调整满足顾客需求的变化。这正好体现了房地产企业核心能力所包含的“动态”这一内涵。根据上述研究,作者应用本文中阐述的理论和方法,对金安集团核心能力进行了实证研究,对房地产企业核心能力的培育和提升提出了包括组织创新、战略选择以及顾客价值最大化等方面具体实施的建议和策略。

【Abstract】 The core competence of corporation is the foundation of corporation continuous development and the source of competitive advantage. Since the concept of the core competence of enterprise was put forward by Plahalad and Hamel in 1990, it has become hot point problem in theoretical and practical field and it has been widely accepted.With the rapid development of Chinese real estate industry and has become one of the pillars industry in national economic, the real estate corporation will have bright prospect in our country. Facing the sharp competition of the market, the real estate corporation owns core competence to achieve sustainable competitive advantage is very important at present. Therefore, how to define, evaluate, and cultivate the core competence of Real Estate Corporation and make it adapts the intense competition market is very significant and realistic. Through exploring, investigating, theoretical analyzing and model establishing, the thesis mainly studies on core competence based on Real Estate Corporation to systematic study the core competence of Real Estate Corporation.On the basis of introducing the domestic and overseas status of the research, this paper defined the concept, content and level of core competencies of Real Estate Corporation based on the characteristics of Real Estate Corporation ; after constructing the value chain of real estate enterprise, this paper analysis and explores the shifting mechanism of core competence of real estate corporations based on the interaction between industry dynamics and value chain; by way of quoting the concept of superior degree of core competence, this paper finishes quantitative measurement of core competence of real estate enterprise on the basis of building index system of core competence referencing 60 listed companies; Customer value is the essential characteristics of core competence, and focusing on the realization of customer value formulates a development strategy is the fundamental requirement of cultivating core competence of real estate enterprise.Value chain analysis is a tool proposed by a famous strategic manager Porter to analysis the enterprise internal. This thesis has constructed the value chain of Real Estate Corporation and divides the core competence structure of Real Estate Corporation into crust and kernel, then elaborated the relationship between the internal and external. Although there are a big difference between the theory of enterprise core competence and the analysis theory in explaining the source of competitive advantage of corporation, the two theories are not absolutely opposite just as many scholars pointed out, and there would be great significance when the two theories was integrated to guide the strategic management of corporation. Therefore, the author discussed the relationship between industries dynamic and core competence of real estate enterprise and explored the shifting mechanism of core competence of real estate corporations through the perception of industry diversification.The corporation should understand the position where it locates in the competition, analyze comprehensively the factors influencing competitive power, appraise the corporation competition ability condition, and improve its core competence to survive and develop. Therefore, how to appraise the core competence of Real Estate Corporation is explored in this thesis. After constructing the evaluation index system of core competence of the real estate enterprise, factor analysis was used to reconstruct index system variables to reduce the number of variables and simplify the sample data. In the empirical process to evaluate core competence of real estate corporation, neural network based on Levenberg-Marquardt algorithm is employed as the assessing model, which could get over lots of shortages of traditional BP neural network, such as slow convergent speed and other shortages, and could be counted as one kind of preferable forecasting tools.Facing with fierce competition in the real estate market, the prerequisite of keeping sustainable competitive advantage upgrades continuous core competence. Therefore, this paper expounded the strategic options and effective way of cultivating core competence of Real Estate Corporation from the perspective of maximizing customer value. With the social progress, different crowd demand for customer value is different, thus, the core competence in order to continuously upgrade, real estate enterprises must always be adjusted to meet changing of customer requirements.These just reflect the interfusion between the core competence theory of Real Estate Corporation and the analysis theory of real estate industrial structure, and manifest the conception of the core competence of Real Estate Corporation brought forward by the author, which contains connotation of“dynamic”.According to the research, the authors applied this theory and methods mentioned above for formulating an application researche of Golden Angels Group. The purpose is providing the recommendation for actual operations of Chinese Real Estate Corporation.
