城市生态住区基本理论构建及评价指标体系研究

【摘要】 伴随城市住宅产业的迅速发展,城市住区环境问题引起人们普遍关注,城市生态住区建设成为城市住区未来发展的方向。本文通过系统总结国内外与城市生态住区产生、发展过程相关理论和实践,明确“城市生态住区”的内涵;并阐述相关理论对城市生态住区基本理论构建的深远影响。本文提出了城市生态住区以多学科综合研究为基本理论构建的思想,建立城市生态住区包括物质生态层和精神生态层构建体系;并阐述城市生态住区物质环境建设和生态文化建设体系。本文建立了城市生态住区评价指标体系,形成目标层、准则层和因素层3层的层次结构。目标层为城市生态住区建设目标,准则层包括住区生态规划,住区节能设计,住区生态绿地系统,住区水循环系统,住区废弃物处理,居民生活基础设施,住区与周边沟通设施,住区网络智能化,住区生态化管理9个方面,因素层为51个影响因素指标;建立了定性与定量相结合,多因素,多层次综合排序的评价指标权重体系,运用层次分析法计算出影响城市生态住区环境质量的指标权重,应用模糊数学方法对城市生态住区进行综合评价。根据本研究建立的城市生态住区评价指标体系及权重分析结果,结合北京市最大的经济适用房居住区――回龙观文化居住区实例,对影响城市住区生态环境各项因素进行分级递阶计算权重,计算出回龙观文化居住区物质环境建设目标评价值为3.504;针对回龙观文化居住区――文化特色,建立城市住区生态文化评价指标体系,计算出回龙观文化居住区生态文化目标评价值为3.164。本文通过参考国内外大量生态住区建设实例进行分析,认为城市生态住区应以生态文明思想,指导住区物质环境建设,规范和正确引导居民活动,培养居民的生态意识,并作为创建城市生态住区的主题;城市生态住区建设是对自然的尊重,对人类生活方式的尊重;是提高城市人居环境质量,城市住区健康发展的有效途径。

【Abstract】 With the rapid development of urban real estate industry, problems in urban residence environment have raised people’s universal concern, and urban eco-residence construction has become a promising trend. After systematical summarizing both of home and broad theories since urban eco-residence came out, I would explicitly explain the implication of“Urban eco-residence”, introduce the profound influences of related principles on the foundation of urban eco-residence.This paper has put forwards that the research on the spiritual aspect should be comprehensively involved in urban eco-residence as a multi-subject. The construction of urban eco-residence comprises eco-material and eco-culture in the design. Besides, it also expounds both of eco-material construction and eco-cultural framework system.The paper has established urban eco-residence evaluation feasible programs and has built an analytic hierarchy model including three levels of aim, rule and element. Aim level is the general aim in urban eco-residence construction; rule level is constituted 9 aspects, including eco-programming, energy-saving design, eco-green space system, water circulation system, and rubbish dumping, residents living cardinal infrastructure, transportation program, intellectualized network and residence eco-systems management. At the same time, element level contains 51 factors. The paper also has constructed the proportional evaluation index program which includes the coordination of fix quantifying and fixes qualifying analysis, and multi-factor, multi-level integrated taxis. The evaluation system can calculate the precise proportional index which affects the urban eco-residence environment quality by applying level analysis. And urban eco-residence’s comprehensive appraisal will be done by applied mathematics.According to the evaluation index which is based on the research and the results of proportional analysis , we have taken Hui Long Guan cultural residence, the largest economical residential area in Beijing for an example. Through Application of Analytic Hierarchy Process (AHP) in calculating the proportional influencing factors of urban eco-residence environment, the appraisal value in constructing eco-residence is 3.504. and the eco-cultural appraisal value is 3.164 according to urban cultural evaluation index . The paper is based on the comparison and analysis on both domestic and foreign examples of eco-residence, believing that urban eco-residence should be built
